Renting now with no liquid savings. Retiring in 3-5 years from LA area. Looking for a retirement home in parts of the US without extremes of weather. Should we buy now and rent it out til we get there? Or continue to rent and buy when we’re ready to move? If we buy now, we’ll be unable to save any money at all. If we wait, prices will only go up. What is a better financial choice for the long run?

If I am able to produce a 20% down payment on a ~$150k-200k property every year or two, will I be able to keep purchasing homes and renting them out as investment properties? I intend to run my own real estate investment company and would like the following questions answered. My understanding is that the pros use hard money to fund their deals and if they dont sell the rent the property. After some analysis i realized that after rehabing the property and you decide to rent, 90% of the time the rental doesnt cover the mortagage. How long do you have to carry the negative loss assuming you have 10 properties at one time ?

- If yes can S Corp rent the real estate property to make rental income?

I already form a corporation and our status is S-Corp with IRA.
As S-Corp has some limitations compare to normal corporation that is the main reason I have asked the question.
I’m in the process of buying my first house, and my real estate agent has been super helpful. Should I buy her a gift once the sale goes through, or is the money she makes off of this sale enough?
