This is a serious job and requires extensive knowledge of local real estate law, contracts, finance, title and survey work - plus government regulations, knowledge about local homeowner and condo associations, and real estate tax.

It is not something you can learn on your own, from a book or a video or through osmosis.

And it is only lucrative in markets where houses are selling fairly well, because right now, the market is soft - and so the usual closers at banks and title companies are being laid off for lack of work to do.

If this is something you want to pursue, look into your local college programs for real estate closers.

Or, find a local bank or title company willing to train you - which may be difficult in today's market. As I said, most of them are downsizing this area right now.

Good luck and best wishes. But plan on going to school for this and learn how to do it right.

I think you might need a real estate license, but you might be able to go to work for a title company without that. You could check with the local title companies and see what their requirements were and also see if they had any openings for trainees or internships.

Each state creates their own real estate laws regulating this- but every state I am aware of says that a real estate license deals in real estate. So if what you sell has nothing to do with real estate then you would not need a real estate license.

However if you are selling a gas station and that includes the land then yes you would need a real estate license.

Your question is one that thousands have asked. The story that has been told for several years now is as follows:
Donald Trump, being a graduate of not only one of the Ivy League Schools back east. But he also went on to a rather elite Business School after college. With his business savvy training and the education he acquired through his hard work ethics, he began to invest in Real Estate. Please understand that real estate investing by creative strategies does NOT mean someone goes down to a bank and signs up for a loan to be paid back over a period of years. That's nothing more than performing the "Follow The Herd" mentality. Donald was one of the first investors to not only create some sweet terms in regards to True Owner Financing with commercial properties. But he also negotiated and had it written in his agreement to purchase the property now known as the Trump Towers, whereby he would own the Air Rights above the property, and the Soil beneath the property, for a certain distance both directions. These are simply some facts that standout in my mind. I'm sure youcan access more info at some of the information websites.

Donald Trump is famous for real estate because he sells cars on real estate, he has sold more cars than anyone. You must have heard of Trump Cars and Trump Towers, every one knows that.

Like the others have said you definitely need a broker. It depends on what state you live in order to determine how you can legally be the owner on paper. If you need a broker you can try Craig's List I've seen broker's advertising their service for a fee.

you just do not need a RE license to open an agency, you will need a broker license. you can definitely open one up and use their license but opening a business like that they have more control than you do just because you are not license.

i personally own a business, and to make sure i am on top of it i need to make sure i can do what my employees does, so they can not think i can not survive without them.

just something to ponder....

You'd need a licensed broker (not an agent) to run the show at the very least. Many states would require you to be a licensed broker in your own right as the owner or director.

I don't believe it would be wise to start a real estate company, right out of college. It may be smarter for you to work with one of the larger real estate firms for a while, to get the feel for the business. You will still need to pass the Real Estate and Broker's Exams. Good luck to you.
